Middlewood Locks, a 24.5-acre regeneration development in Salford is to deliver 2,215 homes. We were selected to provide full design & build MEP services, developing a fully working 3D model to BIM level 2. We were initially employed on phase one, to deliver 571 apartments across 6 blocks.

Our scope of works was to deliver the MEP services, inclusive of Public Health, Domestic Water, LTHW Heating, fire alarms, security systems, intercom, access control, TV and Data. The total MEP value of the project was £12.8m.

We were given full design responsibility along with our CDP partners and produced a full 3D model to BIM Level 2.

Early engagement with BCEGI and our BIM capability allowed us to coordinate the plantroom by using the model to change the location of the plant, avoiding waste and abortive works.  We were also able to capitalise on the early engagement by utilising prefabrication methods such as multi-service bracketry and pre-grooved pipework in the plant rooms and risers.  Our team were able to remain within the parameters of a tight programme, even getting ahead of plan at certain points.

We effectively managed 185 operatives across all 6 blocks, to deliver a high-quality product, defect free, in budget and on time, strengthening our relationship with BCEGI.  Both BCEGI and Scarborough were overjoyed with the result.  Phil Hull from BCEGI said “The whole experience has been excellent.  The team have a proactive with a can-do attitude and I can’t praise them enough.
