Downtown is a major North West development scheme on the banks of the River Irwell in Manchester with a goal to provide the city with a brand new apartment complex, emulating a Manhattan-style building.

Principal contractor McGoff Construction appointed us to provide essential services to the Downtown development, which included 374 apartments – across six interconnected blocks, ranging from three to 14 stories, as well as a gym, business centre, entertainment suite and a 24 hr concierge service. Tasked with installing a full MEP package and numerous other services over two phases, we worked with design partner Abacus to fulfil our brief.

Starting on site in May 2018, our team of 60 operatives, 70 per cent of which were from within a six miles radius of the project, worked 108,000 hours in total to provide the full range of MEP services. We installed plumbing, apartment and communal area ventilation, above ground drainage and sprinklers in all communal areas and apartments. We also supplied full electrical services, including fire alarms, security systems, apartment and communal electrical installation and testing, and TV and data. We also installed specialist ventilation to the large underground car park, which forms the basement of the development. In total 8,500 light fittings, 400 data points, 220km of cable, 374 direct hot water heaters and 590 bathroom suites were installed.

Offsite pre-fabrication was utilised on the production of all brackets minimising hot works on site and reducing deliveries to site.

Throughout the project, at every stage of our customer KPI process, we consistently achieved a score of 9.4 out of ten.

The project was completed in March 2020, nine months ahead of schedule. We were mobilised to complete the scheme early as the programme was tightened by the principal contractor. This meant working on phase two, whilst phase one was occupied.
