Our second project at Wembley Park with John Sisk & Son and Quintain, Canada Gardens was at the time of commencement, the largest construction contract awarded across the scheme.

Canada Gardens is a part of the 85 acre, £3.8bn Wembley Park master plan in north-west London. Completed in September 2020, Canada Gardens consisted of 743 build-to-rent apartments. In addition to the dwellings, the scheme also included significant retail and leisure areas and resident amenity spaces.

HE Simm was selected by John Sisk & Son to develop design from Stage 4a onwards, with CDP elements and MEP installation and commissioning for all 7 blocks. This followed on from the successful delivery of Emerald Gardens (also at Wembley Park).

The relationship developed between our team and its counterparts at Sisk and Quintain was a major contributor to successfully bidding this project. Upon contract award, John Sisk engaged with our project team early in the design process, which proved to be an important factor on a project of this scale, allowing us to verify the buildability of the design during the pre-construction period.

Engaging in this way added a high degree of cost certainty and allowed our teams to maintain steady progress against the programme.

John Sisk & Son elected to utilise prefabricated bathroom pods throughout the project, saving time and providing a safer environment for all onsite. Our understanding of the Sisk construction string and sequence allowed the pods to be delivered to site and installed in the correct sequence, mitigating programme slippage and allowing all other interfacing trades to remain efficient.

We provided MEP services including a traffic management system, lighting, ventilation and life safety systems to a ground-level coach park large enough for 91 coaches. The project also included a common energy centre and underground waste management system, delivered by others, but required consideration and coordination throughout our delivery.

Canada Gardens was successfully handed over safely, within budget and on time in September 2020. The back end of the project coincided with the global covid pandemic. We collaborated with Sisk to develop and implement covid protocols that allowed work to progress, whilst ensuring the health of our people.

The project earned a customer KPI score of 8.9 out of 10. This is testament to the trusted relationships forged between the HE Simm and John Sisk teams, as well as the consistently high quality of the installation.
